Introducing Homeowner Happenings
Our Weekly “Do You Know?” Series
We’re launching a simple, weekly way to stay informed and work together as neighbors.
Why a weekly update now?
Right now, Toll Brothers and the HOA management company (FirstService Residential) control community decisions. Many neighbors don’t realize how this affects day‑to‑day life—rules, safety, and even liability. Homeowner Happenings is our effort to share facts, report progress, and invite participation so we’re all prepared for a smooth transition to full homeowner control.
What to expect
One quick fact each week — a clear “Did you know…?” about our community.
Progress updates — what residents are doing to address problems.
Ways to help — from signing a letter to attending a meeting or volunteering.
This week’s preview: Did you know there are currently no posted pool rules or enforcement, and that if an injury occurred, liability could shift to homeowners under the current setup? We’re taking action and will share details in the first email later this week.
How you can participate
Subscribe & read the weekly email (and share with your street).
Add your voice when we circulate letters or petitions.
Volunteer for short, specific tasks (data entry, meeting notes, research, outreach).
Report issues using photos, dates, and locations so we can document patterns.
Our goals
Safety & clarity: Transparent, enforceable amenity rules that reduce risk for residents.
Accountability: Decisions and contracts that reflect the community’s interests.
Readiness for transition: Practical plans we can implement the day homeowners take control.
What we’ll cover in the first few weeks
Pool & resort safety — rules, enforcement, and insurance exposure.
Committee access & open meetings — what owners can (and can’t) do right now.
Guest policy & check‑in — balancing hospitality with capacity and security.
Budgets & reserves — where dues go and why reserves matter.
Turnover timeline — what triggers homeowner control and how we prepare.
Vendor oversight — contracts, indemnification, and performance metrics.
